Wickham Park Community Improvements

For 2021, several community improvements and repairs have been planned. Following is a list of repairs and improvements in the works:UnderConstruction - 2

  • We are beginning to evaluate the building repair proposals we have received.  Once a vendor is selected, we will be working thru the community to complete these repairs.  If you feel your building has stucco issues, please email the HOA so we can have it examined and repaired if needed.
  • Painting of building in the community is planned for this year.  Any stucco problems need to be repaired first.  To prepare for the painting, any plants and such in the private areas need to be moved away from the walls so they can be painted.  Any attached items to the stucco should be removed and the stucco patched.   There should be nothing attached to the stucco walls using nails, screws and hooks as examples.  These can damage the stucco and cause interior wall mold and further water damage.  Repairs to stucco damage or internal unit damage caused by the residents are the responsibility of the owner.
  • There have been problems with the retention pond fountains.  We are evaluating replacement fountains for the ponds.

 

Following is a list of repairs and improvements completed in 2021 :

  • The remaining palm trees in the phase III have been removed.  We have had 2 palm trees fall over in the clubhouse area damaging the roof and the pool fence.  Also, 2 palm trees broke in half.  One fell towards the street and the 2nd fell onto the roof of a townhouse.   We have bee fortunate so far that no injuries have occurred but damage to buildings and roofs did happen.  Some palm trees are hitting the edge of the roof as they sway and damage the roof and the roof edging.  We also have had reports of bugs coming off the palm branches that are rubbing against the windows and building.   As the palm trees get very tall, the maintenance costs increase because a power lift needs to be rented for trimming the palm branches.  For these reasons and to ensure the safety of all residents and visitors the remaining palm trees will be removed during 2021.  The area where the palm trees were located will have additional landscape improvements added to replace the palm trees.

 

Following is a list of repairs and improvements completed in 2020 :

  • The clubhouse security system failed during the summer.  It has been replaced by a newer system with more capability and easier to use.  The pool, clubhouse and parking areas can now be monitored by the new security system.
  • Power washing the clubhouse area walkways in the been space have been completed.   Areas included were the walkways and driveways around the clubhouse and the gazebo walkway and areas too.
  • Orange County has completed repairs in our community of broken public concrete sidewalks.  Also some curbing has been being repaired.
  • Trees along our walkways have been trimmed by our landscaper to remove low hanging branches.
  • Our alley ways and asphalt walkways have been seal-coated.  The board accepted the lowest bid and Seal coating was completed early October.
  • Tall palm trees have been removed throughout the community. Many are brushing against the building which may cause damage.  All tall palm trees in the community Phase I and Phase II will be removed.  Most likely, palm trees in Phase III will be removed next year.
  • The pool furniture coverings have been refurbished.  Many of the fabric chairs were beginning to tear due to the harsh Florida sun. While the webbing repairs are complete they will be kept in the clubhouse until the county / pool maintenance company recommends we can place them around the pool area again.  They are stored in the clubhouse as a precaution recommended action during the Covid-19 pandemic.
  • Several trees leaning have been taken down by our landscape company.  These trees were staked after the hurricane came thru a few years ago yo straighten them out. Several never recovered from the damage they received during the hurricane.
  • The Overstreet and Bentonshire entry way fence has been power washed.
  • Graffiti has been removed from the concrete structure we are responsible for along Tattant Blvd.  Also, graffiti has been removed from electrical boxes along Colburn St.

 

Following is a list of repairs and improvements completed in 2019 :

  • The electric service to our front entranceway was cut during construction of the new day care building.  We contracted with an electric company to complete the needed repairs.  Electric service is needed in that area for the irrigation system and other lights that are on that area. (PS: the builder ran the original electrical line thru the now private property where the day care center is located.  The electric feed was re-run thru the proper utility easements.)
  • Several diseased palm trees have been removed. Where the stump’s can be easily ground down, that was completed also.
  • Landscape updates recommendations by the landscaper have been completed. Areas around the gazebo and clubhouse have been updated.
  • Clubhouse décor has been updated and improved.
  • A contract with a towing has been completed.  Vehicles parked in alleyways blocking thru traffic or in areas marked as Tow-away area will be removed at the owner’s expense.  Parking on grass areas is never allowed.  Irrigation sprinkler heads and water lines are burred in these areas.  Parking on the grass may damage the irrigation systems buried there. The pool parking lots will be patrolled.  These lots are for pool users or those using the clubhouse.  All others will be towed at the owners expense.
  • An east side fence was added near the blue berry farm.
  • No Parking signs have been added at various areas of the community.
  • The pool area deck was updated.  Areas around the pool will have pavers added.  The pool will be closed while this work is under way.
  • Clubhouse Trees and tall palm trees have been cut down.  Many of these tall palm trees are diseased and becoming weak. A tall palm tree broke in half.  Fortunately no one and no property was damaged.  To  avoid potential accidents in the forte, the tall palm trees are being removed.

 

 

Following is a list of repairs and improvements completed in 2018 :

  • Clubhouse furniture updates have been completed.  Updated chairs have been received and placed in the clubhouse.
  • Garbage cans have been added near each retention pond.
  • The company maintaining the pond equipment is now cleaning debris from in and around our ponds. (begins 2018)
  • Clubhouse interior painting has been completed.  (Completed April 2018)
  • Informational Signs around the community that are faded and difficult to read have been updated. (Completed April 2018)
  • Common sidewalks, curbs, mailboxes and storm sewer covers have been cleaned.  (Completed Feb/March 2018)
  • All building paint colors have been added to the web site for reference by residents.  Go to the Reference web page section for a description of the paint colors document. Also, the paint color document can be found in the “documents” section of the web site. (Completed March 2018)

 

 

Following is a list of repairs and improvements completed in 2017 :

  • Add benches around community. (completed 12/2017)
  • Pond aeration/circulation systems and fountains to be installed (completed 07/2017)
  • Power-wash entrance fence (completed 07/2017)
  • Pond Walkways seal coating (completed 08/2017)
  • Landscaping around pond aeration/fountain electrical equipment (Completed 08/2017)
  • The club house pool pump needs to be replaced (Completed 12/2017)

 

Following is a list of repairs and improvements completed in 2016:

  • Replace / Repair of community pool pump (completed 03/2016)
  • Addition of more pet waste stations – Update: Additional stations have been installed (Completed 04/2016)
  • Add House numbers above garage doors in alley way(Completed 04/2016)
  • Club House/Pool area security system installed (completed 06/2016)
  • Common area sprinkler system has been audited.  The malfunctioning common area sprinkler timer times has been replaced.  All broken sprinkler heads were replaced. (completed 06/2016)
  • Power wash and painting of all Phase II/III buildings (completed 06/2016)
  • Pool grids replaced.  These require replacement due to normal wear (completed 08/2016)
  • Pool and Club House Security system installed (completed 08/2016)
  • Pool area lounge chairs repaired and re-covered (completed 08/2016)
  • Community Event Message Board added along Bentonshire Avenue at Overstreet entrance (08/2016)
  • Repair of broken / damaged benches  (completed 09/2016)
  • Power wash and seal back alley ways and walkways (completed 09/2016)
  • Community wide mulching of areas is being planned. (completed 09/2016)
  • Updated signage was added around ponds / walkways (completed 11/2016)
  • Pool was drained, cleaned and re-surfaced. New pool lights have been installed. (completed 12/2016)
